Your usual may not be enough?

Took a lil break from wholesaling houses for a bit. Kinda been distracted by my moms passing and dealing with the family. All is good now though for the most part.

So we started to market again for some seller leads to come in. Right now we put up some Bandit signs...about 25 to start. They got posted up in the usual spots we put them up in. Normal when we put this amount up to start within 2 days the phone starts to ring off the hook. Its been a week and no phone calls coming in. What the hell right?

Well heres the deal and what I know for a fact. Sometimes thats how it goes. You can put up 100's of Bandit signs and get no calls. Sometimes you can put up a few and the phone calls are beyond control.

Solution - is just to increase the amount of signs being placed up and expand out of your normal area with them. That little tactic always seems to work for us. So this week during the evening we will post some more signs up and it will be guaranteed that the calls will start to come in.

Ad to Sell your house FAST using Craigslist

If you don't have a buyers list don't worry. The majority of my wholesale deals that I flipped were sold using Craigslist. That's right about 80% of my buyers were found or came from that site. I could literally write and E-book on it. There are some unique techniques I use on Craigslist to get the house sold ASAP...usually before its locked under contract and also use a technique on the best price to lock it up at so that it sells quickly. More on that next time. Below is an example of one of my best ads that draws in buyers. So just modify it obviously to your particular deal.

In this ad you are sound like you are the motivated homeowner being direct and to the point.. Notice the title says "Sell house BEFORE Feb 1st" that basically states your running out of time or something bad is going to happen if its not sold by then.
 
Then brief description (bed, bath, sqft, and shape its in). Then price and note it says serious cash buyers. This eliminates tire kickers or Joe time waster from calling you.
Next let them know any taxes will be prorated. Must cash buyers are smart enough to look up the house on the county website to see if they may be stuck with back taxes...etc. Next know a round about number for your closing cost. If you have a particular Title co you use, you should have an idea.
Then of course let them know price is negotiable to just reconfirm with potential buyer your motivated ( make sure there is room for negotiations within your sale price). Remember Serious Inquires only after that. Then property address so they can do a drive by and take a look before they contact you. That eliminates you from wasting your time and showing a property to someone who was interested and changed their mind after they saw the property.
 
Your email or phone deciding on whatever you want to have buyers contact you back at should get lots of calls or emails like mine do!

Why I do what I do cont..

Well my "why" slipped away from me on April 4th, 2013 at approximately 8:36am. My why is my mom by the way. I had stayed with her for about 3 days and she seemed to be full of life. I seriously assumed she would be around for a bit longer. So Tues I flew back home then Wednesday I got the call from my brother that she only had hours left to live. Blown away and in shock I bought another plane ticket to fly back to Florida but didn't make it on time.

It seriously felt as if someone tore a piece of my heart out! I had to remain strong for my family though and keep everyone together. Don't get me wrong I do cry when nobody is around, but one thing I do know is that she will always be with us keeping a close watchful eye on my family and I. Lord knows we will need it.

On a positive note which is strange is that my phone was ringing off the hook with people wanting to sell there houses. So now I have to play catch up and call them all back.

So with my "Why" being gone what is my new reason "Why" I thought to myself and you might ask?
Well today I got a message from somebody you guys may know or not know? I'm not personal friends with this gentleman but wouldn't mind being. He is a great inspiration to myself and others within the Real Estate Investing community. His name is Matt Larson one of Dean Graziosi's top multimillionaire students.

This is what he said and it actually hit home. "That's so sad. Keep your chin up and make her proud of you!" Matt if you ever read this or come across this blog I would like to say thank you!

There you have it my new "Why' to make her proud because I know she is looking down upon me.

Why I do what I do?

When getting involved with any business or opportunity you want to have a "WHY". Your why is the reason you do what you do. So I'm gonna tell you a little bit about what I do and why. Maybe you can relate maybe you cannot?

I am a former U.S. Marine, honorably discharged, I work a full time job at the Veterans Hospital in Cleveland because I enjoy it, I work one day a week for an Armoured transportation company, Wholesale houses part-time, created and manage a website that generates extra income, and go to college part-time.

Thats alot you may say, but its totally easy to juggle once you get used to it. I do all this for 2 people, my Mom and Step Dad. Mostly my mom though. My whole plan was and still is to turn my wholesaling business, website business and my new Vacation business I just opened last week into 6-7 figure businesses so I could give them the life they dreamed of and never got to experience.

Well that may be down the drain now. Not for my businesses but for my moms. She had discovered a few years back she had diabetes. Ever since then she has been slowly getting worse. Then two years ago she received a small cut on her arm that turned into a massive infection poisoning her body. With having diabetes it is alot harder to fight off a small infection compared that to you and I.

Needless to say alot of her vital organs are slowly shutting down. To top it off she is only 50yrs old and now is in hospice. She has an amazingly strong will to live and fight this but I am still unsure of the outcome. I'm flying down to Florida tomorrow 3-30-13 to stay with her for a few days as any son would do. I'm hoping, praying, and wishing for some sort of miracle. Miracles do come true in some shape and form and have witnessed them as odd as that may sound.

My advice to anyone reading this is this. Life can be short and you don't know how long you or your loved ones will be here. So If they are your "WHY" you MUST make shit happen right away. Do not procrastinate. Screw it who cares what anyone says or thinks about what your doing. As long as you believe and stay with it, things will happen.

I don't procrastinate by any means but I wasn't pushing myself as hard as I knew I could. Now it may be too late to give my mom the dream life she deserves....but who knows things may turn around for her. Never give up hope on anyone, especially yourself.

Get A Real Job....WTF?

So I check my google voice phone # to see I have a voicemail from someone. I start to listen and its this guy cursing me out and it was explicit. I will not go into all the digusting, disturbing things he was saying but I'll tell you what I can. By the way he called from a blocked number so I could not return his call.

Heres a bit of the voicemail he left
I saw your sign saying you buy ugly houses. Well you can beep, beep beep me. You beeping beephole. Beep...beep...beep...beep. Why don't you get a job?
Obviously he was a little upset for some reason...LMFAO!!
Then he ends it with get a job? WTF is that?....too funny!
Thats why I don't have to work a job if I choose to, because I buy houses, and make $$$ doing it.
This guys poor attitude tells me everything I need to know about him.
He has a poor angry mans mindset and he will remain that way. POOR & ANGRY. He  more than likely hates others that do better than him and just excepts his sad excuse for a life.

Not realizing if he changed his attitude he could change his life for the better.
Funny how people think your born with certain things or things are just givin to you. They only see your end results but didn't see your struggle and what it took to get there. Those are what we call "HATERS" If you don't have them then you are not doing things big enough. I recommend everyone get a few "HATERS"

OH CRAP!! CHECK THIS OUT!!

Everyone I had to let you all know this? Cause this software I have just got even better!! I got the NEW version today downloaded and its KILLER. It's the Yellow Letter Generator Pro software.
The original version just printed out the Yellow Letters with your contact info and sellers contact info embedded into the letters in a handwritten font.

The PRO version prints the sellers mailing address on Invitation envelopes in a handwritten font as well as printing out the 3 different versions of the Yellow letter. You can print these letters out on Yellow lined paper as well and it lines up on the lines nicely!

It ROCKS and made my life a million times easier!!! If you don't have it I highly suggest you get it. Its a must have for every Real Estate Investor and its super easy to use.
