Whats Up with these Sellers cont...

This just in!! The house in the previous post in Canton Ohio is under contract now and there is a lock box on the door. Seller was just busy with Holidays and other issues as I expected.

We have a buyer lined up already within on day of sending this property out and posting it online.

Contract price $10,000
Wholesale Price to buyer $14,500
Potential Profit $4,500

This will be my buddy Chris's first wholesale deal since he partnered with me and showed him what to do. Super excited to cut him his first big check for $2,250

What is Up with these Sellers?

Ok using my favorite techniques of Yellow bandit signs and Yellow Marketing letters using the software you see over on your right. I got some calls coming in. Another 2 looked like they could be some good deals.

The one property located in Canton Ohio is somewhat inherited or basically the son has power of attorney over. Located by a hospital and in really good shape, just outdated thats all. We made an offer of $8k which he didn't agree upon, but then we came back at $10k. He accepted! So we send him over are 2 page purchase agreement. Tell him to review it and send it back......he never does. So I give him a call and ask if everything is still good...he says yes and he will get it to us asap. We still never receive it!!! WTF!!

Im gonna assume because its close to Christmas he is busy and will call him after the holidays. This guy could of had extra money to spend on Christmas if he would be timely and not a procrastinator.

Second property was a multi-unit which the seller bought for $8700 back in 2007. I was unable to get a selling price out of him before I made my offer which usually is not good. Given the information, condition of the property and the fact that the market still sucks. We gave him an offer of $10k, and never heard back from him again.



I believe he thought he was gonna strike it rich or something?? Sorry buddy your property is in a very rough neighborhood, many of the houses on that block are in very poor condition, or boarded up. Some of these sellers need a reality check. They have this illusion in their mind that their property is so great compared to others and that the market had no effect on their property. Maybe some sucker will come along and buy it from you for like $30k...but you will be waiting a long time. So best of luck!!

Those 2 Previous Deals

Alright a post ago I was talking about these 2 potential deals located in pretty decent areas.
Well one house we offered $3k on due to the condition it was in. Buyer said he would think about it and call us back well he never did. Which is fine because it would lock it up for any higher we would  barely make anything on this deal. Another thing I like to do is tell them my OFFER and let them seriously think about it. I will not call them back immediately. It lets them know that I am not some desperate buyer and that they need me, I don't need them!! They usually call back and except the offer within a few days. Then again some don't because they are stubborn and have false illusions in their mind that their house is worth more then those on the block and what those other properties are selling at.

As far as the brown house in the post below we locked it up for $16k but were deceived a bit by its appearance and location as to repair costs needed and a good price to market it at. So we had to let this deal go and cancel the contract on it. OH WELL.

Its a numbers game and you gotta play the right numbers to win. Just like the lotto huh?? But your odds of winning in the real estate game are a Million times greater.

So don't be fooled by all the gurus out there saying they close deals left and right. I am sure they are closing deals but they fail and lose deals too!! Those deals you just don't here about though. With me and I am no GURU by any means will tell you straight up how it is.

2 New Deals Just In!!

This will be a quick post! From doing our Yellow Letter  Marketing and Yellow Bandit signs, we just got to deals in this week that we gotta check out today! Both these properties are in areas that will sell wicked fast too! Both houses are vacant and homeowners are super motivated to sell! Both houses as well look as if they are in move in condition as well.

My crew and I did a quick drive by last night and today is the actually appointment we set to meet with the owners. We have a rough idea on the profits we are gonna make. Its approximately $5k-$8k.
Just in time before X-mas and my birthday.

                  This just in!!! Locked this one up for $16k!! Profit potential $4k. 
                                            Now waiting on the other??


This one should pull buyers out of the wood work.
 But of course I have some lined up already. 
I seriously love what I do!

I went from driving a Mazda 6 which was a pretty nice car to a Mercedes Benz C300 which is an even better car. I did it using 2 Real Estate wholesaling strategies that most Investor overlook or stop doing all together. Keeping things simple is what works for my business.

I think everyone gets overwhelmed by trying the new latest and greatest techiniques that these so called gurus keep putting out there and never master the techniques that are proven and actually make money $$!

3 deals down the drain

Ok, so I posted a photo of 2 contracts recently valued at $4k which were supposed to close. Well the first one I find out has 2 mortgages on it and the gentlemans wife on the deed that passed away a while ago. When originally I was told the property was owned free in clear. This deal is not completely lost because the homeowner is looking into clearing up this matters. There really are no mortgages its just the companies that held them never updated there files. 2nd deal the house was freaking perfect to wholesale but area was aparently too rough for anyone to have a serious interest. That deal was my fault because I was unfamiliar with the area and should of let it go to begin with. Needless to say homeowners were upset when we cancelled the contract and returned the keys. 3rd deal was supposed to close this Monday for a profit of $3k. Homwowner was the biggest pain to deal with!! Then last minute he decides he doesn't want to sell and has life issues to deal with and that he will call me when he needs me. (SORRY MAN I DON'T WAIT ON ANYONE! I DON'T NEED YOU, YOU NEED ME is what I say) This guy was a pain all the way from begining to end. Rather deal with truely motivated people then tire kickers. His loss of $27k cash in his pocket. Tough sh@t for him I guess? I know I said earlier I posted a photo of 2 contracts. 3rd one I didn't post. But combined profit total for all 3 whould of been $6k total. I am just posting this to show you people that all deals don't always work out but you gotta move on to the next and not get discouraged

Kick ASS Software to Attract deals for your Wholesaling Biz

So if you been involved flipping houses aka wholesaling I'm sure you are familiar with Yellow Letter Marketing? For those of you that don't know? Yellow Letters are used by Real Estate Investors to attract motivated homeowners to call. These letters have a high response rate of 5%-15%. Which is really high considering most marketing sucks!!! Anyways these letters are handwritten on yellow legal pad paper in red ink and mailed in a invitation envelope. After you write about 100 or these you get tired of writing and wonder if there is a better, faster, easier way?? You can of course find a company online that will charge you $1.20-$3 to write and mail these letters for you.....but that gets expensive. Or you can type them in a word document then just change the document everytime for each homeowner you plan on contacting......ahhhh sucks!!! Or you can find a software that does it for you with the push of a button and prints the letters out individual or all at once to all of your different homeowner leads.Well this software prints the letters in a font that looks like handwriting and in red ink. You can print them on yellow copy paper or yellow legal pad paper. To top it off there are three different letters to choose from. This software rocks in my opinion and makes it a whole lot easier, faster, and saves money. Time is money right?? I researched the web and this is the only Yellow Letter Software there is out there for Investors, and its cheap as hell to purchase!!! What $ 4k looks like

Here is a photo of what $4k looks like. Ok, ok its not the $4k you were thinking of?? But it really is $4k. This is 2 purchase agreements with assignment contracts that will be going to the title company. Our net profit for both is a total of $4k. So it really is $4k but in a different form right now. That kinda money in one week is pretty impressive to me or anybody for that matter. I mean how much do you make in one month and how long would that take you to make at your job?? Well in all honesty those 2 deals took about 4 hours of work or 2 hours each. Thats like getting paid $1,000 dollars an hour!
