My Reasons Why

My first and foremost reason why I am Investing in Real estate, is due to the fact that my mother is slowly deteriorating from diabetes. I have not got to see her in three years because I have been so busy. She lives in Florida and I live in Ohio, so the distance played a part as well. So my girlfriend sent for her as my surprise birthday gift. I must of willed it someway (The Secret).

After seeing her I was so shocked to see how much older she looked from having diabetes. She had a hard time managing the steps in my house and looked as if she was in her late 50's even though she is only 48 years old. Very sad! Needless to say we treated her to a great time. Took her to the spa, movies, great restaurants, Stan Hywett Hall,  showed her some Luxury homes and a Chirstmas tree viewing. She said she had a good time.

So my goal is to retire my mother from working at the nursing home in Florida, erase her debt and give her an awesome life. She deserves it! After all she has done for my brothers and I its my turn to give back! Because I can.

My second reason is to become unemployable, because right now I still work a job. I pretty much have everything a guy can ask for. Awesome fiance, great friends, in great shape, new house, nice cars, all the cool gadgets and gizmos, growing bank accounts, almost debt free, and a college degree. But I do work hard for all that I have. Although I do want kids eventually, to earn over $1,000,000 per year in income, a bigger house in a better area and a Ferrari F430. These pictures below are the exact goals below. Sorry no pictures of kids, don't know what they would look like. Probably sexy little superstars like me!! LOL

Got Burned On A Deal

Around the July time frame I was contacted by a company to help them find a buyer for a property they had under contract here in the Akron Ohio area. Basically I found a buyer for the property. Even though the property was a little overpriced for what they had it on contract for and the work that had to be done.

The company said they would have to renegotiate the contract with the owner to sell for the price my buyer wanted to buy at and then contact me for my fee. I thought the deal had fell apart and that was that. I was wrong.

Needless to say I drove by the property 2 months later to see someone was rehabbing it. Did a little research and found out that it was my buyer I set the company up with that was doing the rehab. They failed to tell me that he was buying the property for a next to nothing cost and said they couldn't pay me because they made just enough to cover their marketing fees and then some. Poor Excuse.

A $2,000 lesson well learned.

Probate Deals

As mentioned earlier I have started to invest into wholesaling probate deals. My phone has been blowing up off the hook every week with calls from realtors, attorneys, heirs and so on.

The letters I have been mailing are working great! Still working on closing some deals. Its a numbers game and I have been through quite a few now.

For some reason these heirs have no idea what they want for their inherited property. If they do have an idea its, way above market value. Where do some of these people get their thoughts from. I'm guessing outer space!

Probate Leads

My phone is ringing off the hook with probate leads! I am going to have to hire a secretary to handle all these calls because they are driving me insane. Pretty awesome though.



Just waiting to get the right deal. Some of these sellers are crazy and actually think they can get what they think their house used to be worth 4yrs ago.



I am gonna have to set these people straight and inform them of whats going on in the world today. Come on people you need to get with the program and understand whats going on in our economy today instead of walking around like a bunch of zombies.

So Called Gurus

I just thought I would comment on all these new So Called Gurus that keep popping up out of no where. They drive me nuts. Yes nuts! All they do is take the knowledge they have learned from some other course, rename it an repackage it and try to sell it. Ridiculous if you ask me.

I know these people want to leverage their time and produce extra income off of products they sell. But they are not selling anything new. Come on now! Now if they were coming up with something different or new tactics I would understand. It just disgusts me on how people try to take advantage of others.

No, I am not typing this because I got ripped off or anything by these so called gurus. Just putting a warning out there for anybody interested in buying some real estate course. I would do a little research on the person you are buying the course from then purchase if you feel they are legit.

You want to purchase from someone whom has actual results/testimonials/ and actually invests in real estate. Not someone whom says they do but doesn't and just puts out products. So do research before you buy!!

Probate Deals

Started to invest in probate properties and plan on wholesaling them. These properties I have been coming across are in great shape compared to the other properties I've wholesaled. I.E Handymans specials. The best thing of all is that they have a ton of equity and there is enough room in there to make some Large dollars! Thats if you can get the property at the right price.

The Mess of a Property

Well 2 posts prior about the house that was a complete mess fell through. It was so much of a mess that nobody wanted to waste their time with it. I figured this much because it was a 2 bedroom and most investors are looking for a 3 bedroom, and the fact it was filled with junk. The thing about this business is that its a numbers game. The more properties you put on contract the more you will sell. Must remember that investors are looking for particular types of houses that they can use as rentals

More business from Craigslist

About a week ago a company based out of New York that buys REO's in bulk packages nationwide had contacted me. They were asking if I could help wholesale the properties that they pick up in Ohio areas. Whats great about this is that I have new property leads coming in all the time now, that I don't have to go out and find.

All I did was put an add on Craigslist saying I buy houses. When they contacted me I told them what it is that I do and that was it. Can this get any easier?

This just in!

So yesterday I put up a post about this unbelievable mess of a property I am dealing with. We got about 3 offers in for $10k, which I truly understand. Now we have to go back to the home owner and renegotiate the contract to make it work for everyone. I am positive he will agree to what we offer him and we should get this deal closed sometime late next week profitting roughly $2k. Not to shabby for something that was just sent to me and only investing about 2hrs of my time. I will keep everyone update as to what happens.

New Business

Recently my partners in Cleveland Ohio sent me a contact number of a gentleman whom works for a company that wholesales properties on a much larger scale than I do. Basically they wholesale Nationwide.

Anyways they found out that I could be there go to guy for the Akron Ohio area to help them sell their properties. They have a homeowner in the area that inherited a property free and clear that wants to sell ASAP. Their motivation is that they want the extra money so they can move to florida into a condo thats awaiting them.

The house is located in a nice area close to the mall. Its a 3 bedroom, 1 bath and about 1000sqft. When I was driving around looking for it I had problems finding it due to the insane overgrowth of plants in the yard.

Once I was able to view the inside and take some pictures I was freaking amazed by the amount of junk piled up throughout the house. I mean every room had junk in it! There were little pathways that I had to navigate in order to get to the different rooms. I have never seen anything like it before.

I am seriously wondering if this thing will even sell for the price of $16k. The house is worth about $50K and needs about $10k worth of work and cleaning. So far I had about seven people ask about the house and want to look at it. No word back yet. I guess I will find out here shortly what the word is from the interested buyers. I'll keep everyone up to date as to what happens as I receive the news.

New to the game!

Just recently got started wholesaling properties about 5 months ago and have been doing a deal about every month. Pretty awesome for a new guy whom knew nothing about real estate investing prior.
